BCBE Construction LLC had the opportunity to meet with several top designers this week and through our discussion came some interesting remodeling tips such as the common pitfalls and how to avoid going over your budget during the remodeling process.

It is extremely important to engage the builder/general contractor early on in the planning process as many of these difficulties can be avoided. Outlined below are additional steps that are useful when beginning your remodeling project. 

• Create a complete scope of work on what your customer is striving to accomplish with their remodeling project. Review the proposed scope with the design team and the client to ensure details are not missed. This scope document as well as the building plans and specifications will be what the contractors use to put together their proposals. 
• Investigate, investigate, investigate....seek out the unforeseen now. Be honest with your customers on what is found during the testing and research phase. If the project is not as simple as anticipated or if the cost is going to be increased due to existing conditions of the home, inform the customer right away. It is best to review the budget up front once you have all of the information and reassess rather than starting the project knowing the budget will be inaccurate. 
• Allowances need to be realistic. When reviewing proposals and you see a low number, be sure to ask questions. Sometimes contractors will provide low allowance amounts in order to keep the overall cost low and to be awarded the job. Once the project commences, you will receive change orders due to overages on the allowances thus increasing the cost of the project and causing you to go over budget. (i.e. You cannot buy marble for $5/sq. ft. and $15,000 is not sufficient for landscaping)
• Schedules and timelines are meant to be followed. Unanticipated items may cause delays but efforts should be made to adhere to the set schedule.  
• For a successful project, engage a builder/general contractor that is enthusiastic and enjoys the process. It is important to work with a professional that is honest and possesses integrity.

BCBE Construction to Build Custom Family Retreat in Manasota Key

BCBE Construction LLC has been chosen to build a custom family retreat on Manasota Key. Manasota Key, a quiet island south of Venice, is known to have "Florida's least crowded best beaches." This two-story contemporary style haven, designed by Inbar Architecture, will be situated on a two-acre wooded lot with panoramic views of Lemon Bay. Included within the property is a private island with boat and fishing docks.

This custom home will be constructed with green features as well as LEED certification. Built for multi-family entertainment, this sanctuary has eight suites with four on each floor. Construction Begins at The Remington

BCBE Construction, LLC has begun the exterior and interior renovation of the Remington at Bay Colony in Naples. This 22-story building with 75 luxury residences is one of the most well-appointed high rise condominiums located on the Gulf of Mexico.

The remodeled lobby area will be comprised of new natural stone flooring with decorative medallions; fresh paint; feature walls with back-lit onyx slabs; innovative and energy efficient LED lighting; and new wood trim with cleaner, simpler lines throughout. The ceiling will be modernized as it transitions from a barrel to a beautiful coffered space. Wood flooring will be installed in the Social Room and Pub Bar.

The exterior enhancements will include changes to both the east and west sides of the building. The entryway will offer improved landscaping, new arrival area pavers, and updated tile in the fountain. The Portico will be redone with new decorative stone frieze on the exterior and a new reflection pool.

The amenity area located west of the building will be waterproofed with a seamless monolithic membrane and new deck pavers will be installed. The pool and spa will be resurfaced with a pebbletec finish and new tile will be laid. Planter bowls will be placed around the pool to further highlight this newly updated oasis, adding to the wow factor. Glass railing will be installed around the grill area with the addition of a fire pit, providing a wonderful environment for nightly social gatherings.

2016 Bathroom Trends

As the New Year approaches, homeowners begin to look at making modifications in their homes. Updating the bathroom is a great way to make a small change that creates a dramatic effect. In regards to design, transitional and contemporary continue to lead the path. 

I did a bit of research to find out the top trends for 2016 and came across the following ideas to produce that desired space. 

• Create a Focal Point. This is a common theme in all design and fashion. The objective is to find that one inspirational piece and design the space around it. Freestanding tubs with floor tub fillers are becoming a popular selection in bathrooms, especially in the master bathrooms. In your guest bathrooms, a unique sink or a statement mirror would be an excellent choice. Long gone are the days of the plain wall mirror with many distinctive options now available.
  
• Metals. Metallics are popping up in interior design and a great option of bringing in the metals is by updating your plumbing fixtures or changing out your cabinet knobs. Copper sinks are also making their way from kitchens to the bathrooms.
  
• Spa Design with Modern Flair. Most people enjoy the serene space at the spa so of course it makes sense that would start to appear in homes. Walk-in showers help create that spa-like luxury while giving the space a designer feel. The spa style can be brought into a room with your choice of tile and flooring, a popular choice is the wood-look tile and small mosaics.
  
• Technology. Technology is finding its way into almost every room in the home. There is new water saving "smart" showers that are Bluetooth enabled and connect to the internet. Kohler offers an advanced showering system that brings water, sound, steam and light into the space with its DTV+ Digital system.

Building Custom Homes With Solar Panels

Many of the custom homes that BCBE Construction LLC has built have installed solar panels. Solar panel refers to a panel designed to absorb the sun's rays as a source of energy for generating electricity or heating.

A photovoltaic module is a packaged, connected assembly of typically 6x10 solar cells. Solar photovoltaic panels constitute the solar array of a photovoltaic system that generates and supplies solar electricity in residential applications.

Fortune Magazine says the global market for solar panels is expected to soar to a record high in the first half of 2016 because of strong demand as well as favorable policies in the United States and China. Currently, in the U.S., 22.7 gigawatts of solar panels are in operation. However at the end of 2016, the U.S. will reduce an important 30% tax credit for customers to 10%. Overall, the market for solar panels is expected to continue to grow globally beyond 2017. As the cost of installing and making solar panels continues to drop, the technology will increasingly be more attractive to customers as an alternative to fossil fuel-based energy.

BCBE Construction LLC Wins Multiple Sand Dollar Awards

BCBE Construction LLC was presented with four awards on Saturday, September 26, 2015 from the Collier Building Industry Association at the 2015 Sand Dollar Awards Gala at the Ritz Tiburon in Naples, Florida.

BCBE Construction received an award for Best Commercial Project/Remodel for the renovations that were completed at Vanderbilt Country Club. The clubhouse underwent a comprehensive remodel including both the interior and the exterior. The clubhouse was expanded to allow for additional seating in the main dining room with the kitchen doubling in size to accommodate the members and large groups for weddings. Additional square footage was added to the administration area and all of the social spaces were expanded in order to host events for the members and the general public. 

Best Smart Home for a custom home built in Royal Harbor. This custom home was built and designed with energy efficiency and technological innovations in mind. Some of these include: cisterns that are utilized for the irrigation and septic; solar resources which generate electricity and heat the water tank; LED lighting; and an Ultra Efficient Mitsubishi HVAC system. 

BCBE Construction won Whole House Remodel for a high rise renovation in AQUA at Pelican Isle. The home was renovated with new flooring throughout the interior and exterior of the home, new paint throughout, updated entry doors, modern plumbing fixtures, and stunning ceiling details. This residence was modified to entertain guests and create the luxurious ambiance that is sure to make everyone feel at home. 

The final award was for Best Kitchen Design for a custom home built in Port Royal. The Tuscan inspired kitchen was designed for gatherings with its spacious layout, large wine room and seating area featuring a fireplace. The kitchen features a barrel style roof with bricks and wood beams. Attention to detail was not spared in this house with all of the beautiful finish work and intricate ceilings.

Seasonal Changes

In Southwest Florida, we do not experience many of the seasonal changes like most of the country does.
